Terms & Conditions
Upon receipt of a firm booking an invoice will be emailed. Payment is by Electronic Funds Transfer and is required three (3) weeks prior to arrival date.

- Payment constitutes the client’s acceptance of these Terms and Conditions.
- Cancellation - prior to 7 days of the booking will result in the refund of money paid. Cancellation less than 7 days is refundable only if another booking of equal value has been received and is at the owner’s discretion.
- Arrival may be at your convenience any time after 2pm unless an earlier time has been negotiated.
- Departure – the property should be left in a similar state to its condition on arrival. Check out time is 11am unless otherwise negotiated.
- Number of guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing.
- Disturbance to our neighbours, including excessive noise, is unacceptable and may result in the termination of the rental.
- Pets are not allowed.
- Elizabeth Flats is a non-smoking property.
- Loss – the owners take no responsibility for the tenant’s personal property.
- We will be in touch prior to arrival to advise pick up of keys.
